In August 2008, the Open Space Institute awarded a loan of $500,000 to the Monmouth Conservation Foundation (MFC) for the acquisition of a Farmland Preservation Development Easement on Holly Crest Farm. This 39-acre plot is located adjacent to Huber Woods, a Monmouth County Park, in the Navesink Highlands region of New Jersey, which is known for its geologically unique area of rolling hills.

Monmouth County now ranks as one of the fastest growing counties in New Jersey, which has resulted in lands such as Annarella Farm becoming highly desirable in terms of development. MCF hopes that the preservation of this farm, which was listed in the New Jersey Development and Redevelopment Plan as an environmentally sensitive area, will act as a catalyst for the preservation of neighboring farms.

MCF used a $250,000 loan from OSI in September 2005 to preserve the near by Stern Fisher tract, a 44-acre property that is now a part of Hartshorne Woods, another County Park.
